Property Bubble?

During the week, a senior treasury official has sounded the alarm over Australia’s property market and has warned that a sudden drop in housing prices has become “the elephant in the room.”

Although at the moment, the Government and Reserve bank both officially state that Australia does not have to concern itself with the idea of a housing bubble, the Treasury has sought further research from its own analysts.

Documents gained through freedom of information laws have shoes the the Treasury is as divided as the private sector as to whether or not the Australian property market can sustain its levels of growth.

There have been concerns over a rise in household debt and prospects for further growth in the debt to income ratio. There has also been agreement that changes to our low interest rates, unemployment and financial deregulation could increase the risk of a sudden drop in housing prices.

It definitely makes for an interesting time with the Brisbane Property Market and should be best watched with a close eye.

Auction Rates

Although at Clark Real Estate, we don’t believe auctions will get you the best price for your home, we do realise it is important to watch the auction rates as they can be an indicator in how the general property market is behaving. And interesting article from News.com.au this week definitely was worth reading.

According to the article, revised figures from the REIV (Real Estate Institute of Victoria) showes that auction clearance rates last weekend was only 59%. This figure is interesting because it’s the lowest teh clearing rates have been since 2008. And it was in that period that the market reversed and $67,000 was lost from the median house prices in Melbourne.

It’s important with the holiday period getting closer to think about how, when, and if you need to sell. The market is definitely changing at the moment and it’s important you consult with professionals when considering what to do with your investment.

The Interior

It’s time for a classic article that’s as true today as it was when first written. In our “Selling your home” series, we look at basic things you can do to make it easier to sell your property. This article talks about the interior of your home, and what to do to get it ready for sale.

The inside of your house should give buyers a warm and happy feeling. And although there are several gimmicks used such as freshly baked bread in the oven or a fresh pot of coffee on the kitchen counter, the best way promote this message is to have a natural and relaxed atmosphere. Buyers are aware of gimmicks, and can be easily turned off by them.

Make sure that your house is as tidy as it can be. The beds should be made with plenty of pillows, all clutter should be removed from those often neglected areas such as the home office, and the kitchen and bathroom should be clean to the point of sparkelling.

If you are selling in Winter, heat the house to make it cosy. Or if you are selling in Summer, make the house light and airy by opening up all the windows and drawing back the curtains.

These simple ideas can be easily implemented by anyone and don’t need to cost any money at all. With only a small amount of elbow-grease, you can have an appealing property that buyers will love.
