You’ve worked hard over the years and are ready to sell that first home you bought back when you were a bit more budget concious than you are now. And although you’re ready to move, you’re worried about its value now. After all, it’s a simple home, on a small block near a main road.

We come across this situation all the time, and it’s definitely not a problem. We just have to change our mindset and focus on all the positives of the property. First of all, the small block of land might be just what a retired couple may want. Or someone who is too busy to look after a big block of grass and gardens. And a lot of people are always looking to downsize to save money and time. And some people like living close to main roads to save them time on their commute to work.

It’s your agents job to sell the positives to potential buyers. Every home is different, and so is every buyer. People look for different features in a home and what’s might be a negative aspect for one might just be the selling point for the other.

When selling your home, it is important to understand what makes your property special. All houses are unique, and knowing its best features will sell your home quickly for the best price. It is the features of your property that are its biggest selling point. And you should ask yourself; other than price, why would someone buy my property?

Selling real estate can often be cruel when you hear all the negative aspects of your property. What you thought was rustic & charming, other people might see as worn. In order to get around the potential drawbacks, have a list of its best features. A good real estate agent should be actively promoting these features to buyers.

And, finally, it’s important to understand that most buyers want a particular property due to its features. It could be its distance to a particular school, as simple as a beautiful tree in the front yard, or its views to the city. People buy houses they love. The price is secondary.

And although there are several gimmicks used such as freshly baked bread in the oven or a fresh pot of coffee on the kitchen counter, the best way promote this message is to have a natural and relaxed atmosphere. Buyers are aware of gimmicks, and can be easily turned off by them.

Make sure that your house is as tidy as it can be. The beds should be made with plenty of pillows, all clutter should be removed from those often neglected areas such as the home office, and the kitchen and bathroom should be clean to the point of sparkelling.

If you are selling in Winter, heat the house to make it cosy. Or if you are selling in Summer, make the house light and airy by opening up all the windows and drawing back the curtains.

These simple ideas can be easily implemented by anyone and don’t need to cost any money at all. With only a small amount of elbow-grease, you can have an appealing property that buyers will love.

It is usually the first thing they see when inspecting a property and first impressions do count. Buyers often say, “I just want to drive past the house,” before they commit to an inspection.

Improving the external presentation of your house doesn’t need to cost a lot of money. Many simple things can be done to improve the look without breaking the bank.

First of all, house and yard should be cleaned. This includes little things like removing rubbish from the gutters, removing leaves from the yard and having a clean letterbox without any junk mail in it. Paths should be swept down, and any cobwebs removed. And although you may have water restrictions in your area, a neat garden will help improve the look of your yard.

Ultimately, buyers should have a good feeling when viewing your house from the outside, even love the thought of owning it themselves. All these small touches can really go a long way to making this happen.
