Bathroom & Kitchen Renovations

28 Jun By Ricardodiaz11 on Flickr

After a few years, all homes will start to show their age. A quick way to freshen up your property is to carry out some renovations on the kitchen and bathroom. And while this is fantastic if you want to live in the property for a while longer, it may not be the best decision if you are looking to sell. Worse if you are renovating only to sell your property. This is called flipping and a big staple of so-called reality television.

While these renovations can make it easier to sell your home, they are rarely worth the money spent. The problem is that it’s necessary to spend a decent amount of money on renovations so there aren’t future problems with a lack of quality. In a booming market, this can work, although it is risky. In the market, which is slowing down, this can be disasterous.

There’s also another point to consider. Many buyers will want the property to look a certain way. Many people will want to choose how their kitchen and bathrooms are renovated. Personal choice goes a long way.

So, if you want to renovate for your own enjoyment, go for it! But it might be best to talk to a agent if you are only doing it to sell. You may be risking your money when you don’t need to!

Interior Paint

Sourced from http://uglyhousephotos.com A fresh coat of paint is a simple way of bringing a fresh feeling back to your home. There is nothing better to help your home stand out and have that clean look and feel.

Although, it is important to be conservative in your colour choices. Neutral tones are the best as they are more likely to be easy on most people’s eyes. Although you may love fuchsia and canary yellow in your bathroom, other people may have different ideas.

The bedroom shown above is a prime example of how particular styles are not for everyone:

Improvements that count & those that don’t. Are major improvements really worth their money? This series will give you a guide on individual improvements you might be thinking of making to your property.

Swimming Pools

Most home improvements often return around only half of their cost upon sale and pools are no different. A swimming pool can easily cost $35,000, but will very rarely give a return of that amount. In fact, not all buyers want a swimming pool. Some may request that they see properties without a pool due to the expense and time needed for maintenance.

If you want a pool in your home for your enjoyment, then go ahead and get one installed. However, if you’re looking to sell, let the new owners add their own improvements based on their own individual tastes.
